A limited number of beautifully designed studio and one-bedroom suites for sale, with option of guaranteed or variable rental returns, located within an art and wellness themed boutique hotel in Saint-Paul de Vence, Côte d’Azur, South of France.

Toile Blanche is a gated and secure domain and the reception is staffed 24/7. There will be 20 furnished suites, which comfortably sleep up to 4 adults, when complete. The architect designed extension to the existing and charming hotel will enjoy magnificent panoramic views over the hills. Every suite at Toile Blanche includes a built-in kitchen with mini bar. Internal measurements range from 45 sqm to 70 sqm with terraces from 14 sqm to 36 sqm. Some boast a private plunge pool measuring 5 x 2m.

​​The scheme is eligible for VAT refund and will be managed by Toile Blanche under the French LMNP (Non-professional furnished lettings) scheme.

​​The suites will be elegant and refined and furnished in a contemporary yet warm style. The furniture will be of the highest quality, made of natural materials to bring a sense of comfort and relaxation.

​​​​All of the suites and apartments will be fully managed and maintained by the Toile Blanche estate management team with 5* concierge and housekeeping services.

The rental programme is compulsory; however, owners will have the option to choose between two rental schemes:

OPTION 1 offers a guaranteed fixed rental return (up to 3.8% net pa). This option allows for up to eight-weeks personal usage each year (note: personal usage does affect the net yield).

OPTION 2 offers a variable return linked to room revenue. This option comes with unrestricted personal usage options and may generate a higher or lower rental yield depending on personal usage. 

Owners benefit from 5* hotel facilities including an outdoor swimming pool with sun loungers, a fire pit and pool bar; a fine dining restaurant; a breakfast and tapas bar; and a Speakeasy bar, hidden within the estate where suite owners have membership. There will also be a wellness centre which accommodates one couple at a time. This will include a hamman, plunge pool and sauna plus a yoga platform at the end of the vegetable garden facing the hills.

A new art studio and gallery, centrally located, will form the creative heart of Toile Blanche. During the summer artists will be invited to spend time at the hotel and mix with owners and guests during their stay.
